We arrived at a rental property and tried to open garage door to get our vehicle in so we could unload luggage, etc. Could not open from outside. Went into house and, from inside garage, tried automatic opener but this did not work. So in trying to open the door manually, I reached up and pulled on the red cord attached to a lever. What I could not see, and was not expecting, is that the rope was frayed through almost completely. The rope broke when I applied some weight to it, sending me backwards onto the floor of the garage.
There are two types of garage door springs: torsion and extension. Torsion springs are horizontal and located near the top of the garage door. Check for a gap between these springs indicating a break. Springs on the sides of the garage door are extension springs. Inspect them to see if one or both of them have broken. If you have a broken spring, call a garage door technician to fix it for you as soon as possible. Never operate a garage door with a broken spring; it could severely damage the door and the operating system. Never attempt to replace a broken spring on your own, either. Replacing broken garage door springs is very dangerous for anyone other than a certified, professional repair technician.

Grab a tape measure and press the hook between two spring coils and note the length of 20 coils. Then measure 40 coils. Convert the measurements to a decimal (4-1/2 in. to 4.5 in., or 4-1/8 to 4.125, for example). Divide the two measurements by 20 and 40 to obtain the spring's wire diameter. Here's an example: 4.50 divided by 20 = .225-in. wire diameter; 9.0 divided by 40 = .225-in. wire diameter. If the two results match, you've measured correctly.

If you need to leave the door open until you can make repairs, block the door track on both sides so the door can't move, and unplug the garage door opener (if you have one). If you want to close the door, you can try closing it with the opener, making sure there's nothing in the door's path in case something goes wrong. However, this will put some strain on the opener. Alternatively, you can have a few strong helpers hold the door while you disconnect it from the opener and carefully close the door manually—again, it will be very heavy.
7.4 Check to make sure the torsion hardware is secure. If needed tighten the lag screws that attach the spring anchor bracket to the header. If loose, replace with longer or thicker lags. Brackets for doublewide wood doors should have two lags on the bottom, because when the springs are wound the spring torque pulls the bracket from the bottom. Never touch these when the springs are wound. One of my customers removed the screws when the springs were wound. He broke his arm in 14 places and almost died. He spent a month in the hospital.
While it would be wonderful if door springs lasted forever, the reality is that the simple act of opening and shutting the door multiple times every day isn’t easy. It’s hard on the springs, even though they’re built to do it. Most springs will last for a while, but they won’t last forever. The regular wear and tear of endlessly opening and shutting the door breaks them down and eventually, they’ll need to be replaced.

Overhead garage doors weigh hundreds of pounds, and doors that are not properly maintained or which are equipped with older automatic garage door openers can be safety time bombs. All too common are the tragic stories of garage doors injuring or even killing children or pets who found themselves underneath a closing door. Modern automatic door openers with auto-stop and auto-reverse mechanisms have greatly reduced such accidents, but mishaps can still occur if the door and door opener are not properly maintained.
10.1 It is now time to wind the new springs, but before doing so, I recommend marking the shaft just beyond the winding cone. This is a final step taken to assure that you have installed the springs on the correct sides of the center bracket. Torsion springs always grow in length when they are wound in the proper direction. If your spring does not get longer as you wind it, you are winding it the wrong direction probably because it is improperly installed. We recurrently get calls about springs coming loose from the cones at about 6 turns. If this happens, switch the springs.
R-value describes the power of the insulation in your door. The higher the r-value, the stronger the insulation. Those doors will have better energy efficiency than doors that have a low r-value. Basic doors have an r-value of 0.0 with no insulation. The first step up gives you 1-3/8” insulation at a 6.5 rating. Next, a 1-3/8” thickness with Intellicore has a 12.9 r-value. The best option on the market is the 18.4 r-value, which has 2” Intellicore insulation.
When I called to schedule the repair service, I was transferrd 5 times and spoke with 6 service reps. Each rep was very confused by my request to get my garage door repaired. One rep actually told me that Sears doesn't repair garage doors. I had to tell her that Sears installed the door. When I finally found a rep who could schedule my service, it took one week for the appointment.
Fiberglass and vinyl garage doors are composite units, combining a steel core behind a fiberglass or vinyl skin. They have also polyurethane insulated base sections, or other type of foam insulation. These premium doors can match steel garage doors, and be a realistic imitation of wood (namely fiberglass units), but they may be more expensive than steel units.
Aging garage door springs cause the door to effectively "weigh" more as the steel loses its resiliency. With new springs, a heavy garage door should take no more than about 10 pounds of force to lift into an open position. With springs nearing the end of their lifespan, the force required to lift the door can be considerably more, since a garage door may weigh 200 pounds or more.
Measure area labeled headroom (5), which is the distance between the top of the door opening (jamb header) and the ceiling (or floor joist). 10" is required for the standard extension spring or EZ-SET® Extension Spring System while 12" is required for a standard torsion spring and EZ-SET® Torsion Spring System. If you have restricted headroom, special hardware is available. Additional headroom is required for installation of an automatic garage door opener. NOTE: If garage door height extends above the opening, the headroom measurement should be adjusted proportionately.
When a torsion spring is wound up, it grows 2” in length. This is because the spring starts to compress and the metal has to go somewhere. After the spring is wound, the winding cone is clamped down on the torsion shaft so it can turn the drums to wind the cables as the door goes up. Since the end of the spring is “set” on the shaft, a two-inch gap is left when the spring break's. This is the most definite way of determining you have a broken garage door spring.
9.15 Install the bolts to secure the stationary center cones to the center bracket. Position the shaft here so it is the same distance from the header as the shaft is at each end. Finger-tighten the nuts until the stationary cones are flush against the center bearing plate. Forcing the cones by tightening the bolts may break a cone if it is catching on a bearing. Winding torsion springs with cracked cones can cause the springs to spin loose and the bars to fly. Secure the bolts.

If you have decided to replace your springs, if you are sure your door had the correct springs, and if you are ready to buy new ones, we recommend that you measure your spring or springs following the instructions in Step 4 below. Measuring springs can be difficult; most individuals, even garage door technicians, sometimes have difficulty measuring torsion springs.
